UH Real Estate Investment Trust (UH REIT) recorded a total income of ₦1.3 billion in 2025, representing steady growth from the previous year. “UH Real Estate Investment Trust posted total income of N1.3 billion for the 2025 financial year, according to its latest statement filed on the Nigerian Exchange,” the company stated.
The performance is anchored by its prime Lagos properties, with the Daranijo and Ikoyi assets contributing the largest share of revenue. These high-demand commercial and residential locations maintain stable rental yields and high occupancy rates, providing a reliable income base for the trust.
Net income after expenses rose to ₦1.16 billion, reflecting a disciplined approach to operational management and cost control. Revenue growth outpaced the moderate rise in administrative and maintenance costs, signaling efficiency in operations. The trust continues to prioritize quality assets over volume, ensuring long-term value for unitholders.
Revenue breakdown shows that rental income drives the majority of receipts, supplemented by interest and miscellaneous income. The REIT’s earnings per share increased from N5.56 to N6.22, underscoring enhanced returns for investors and confirming the portfolio’s income-generating strength.
Asset expansion also contributed to the performance. Total assets doubled year-on-year, reflecting strategic acquisitions in high-potential locations. Liabilities remained controlled, improving the balance sheet and financial stability. Unitholders’ equity strengthened, positioning the trust to capitalize on future growth opportunities.
Market reaction has been positive, with the REIT demonstrating resilience amid broader economic uncertainty. Investors continue to favor well-located, income-stable assets, and UH REIT’s performance aligns with this trend. The trust’s financial discipline and strategic property selection set a benchmark for Nigeria’s emerging REIT sector.
Economically, UH REIT’s performance highlights the growing institutionalization of Nigeria’s real estate market. As investor confidence strengthens, REITs like UH play a critical role in channeling capital into productive assets, supporting rental market stability, and providing transparent investment vehicles for both local and foreign participants.
Looking forward, UH REIT is positioned to maintain steady income growth. Its focus on prime commercial and residential assets, coupled with effective cost management, ensures a sustainable trajectory for unitholders.
This performance reinforces a broader trend: Nigeria’s REIT sector is maturing, attracting capital, and providing investors with predictable, yield-driven returns. UH REIT’s 2025 results exemplify disciplined portfolio management, targeted acquisitions, and the economic potential of professionalized real estate investment structures.
