Lee Group of Companies Limited is developing a $1.8bn industrial park in Ogun State, a project expected to accommodate more than 29 manufacturing factories and create over 2,500 direct and indirect jobs.
The proposed facility, known as the Lee Group First Industrial Park, covers 450 hectares across Sagamu and Obafemi Owode Local Government Areas. It is located along the Lagos Ibadan Expressway, close to the Sagamu Interchange. The development is designed to accommodate businesses operating in different manufacturing sectors, including soap and detergent production, footwear, food processing, cosmetics, PVC leather manufacturing, mould production and recycling. It will also support industries focused on exporting finished products.
Ogun State Governor, Dapo Abiodun, is expected to perform the groundbreaking ceremony on November 12, 2026, formally marking the commencement of the project. Former President Olusegun Obasanjo, the Minister of Trade and Investment, business leaders, traditional rulers and members of the diplomatic community are also expected at the event.
The project is expected to attract investments from local and international businesses, expand Nigeria’s manufacturing capacity and strengthen Ogun State’s position as an important destination for industrial development. One of the companies expected to operate within the industrial park is Aspira Products Stand, a subsidiary of Lee Group. The company, identified in the project information as West Africa’s largest detergent manufacturer by market share, plans to establish its regional office within the facility.
The proposed office is expected to support the company’s commercial operations across West Africa while increasing the industrial park’s importance as a centre for manufacturing and distribution.
Beyond factory buildings, the development will include several facilities to support businesses and workers. These include administrative offices, residential buildings, power and utility stations, banks, shopping malls, showrooms, bonded warehouses, truck and trailer parking spaces, conference centres and recreational facilities. The inclusion of these amenities is intended to provide an environment where manufacturing, logistics, financial services, warehousing and other commercial activities can operate within one location.
Its position along the Lagos Ibadan Expressway is also expected to provide businesses with easier access to major markets and transportation networks. Proximity to the Sagamu Interchange could improve the movement of raw materials and finished goods, making distribution across different parts of the country more convenient.
The developers also expect the project to create economic opportunities beyond the industrial park. Businesses in neighbouring communities could benefit from increased demand for transportation, freight services, vehicle repairs, accommodation, restaurants and fuel stations. With more than 29 factories planned, the project is expected to provide employment for skilled and unskilled workers, young people and women. Construction activities are also expected to generate additional jobs before the factories become operational.
Small and medium sized enterprises could equally benefit by supplying products and services to the manufacturing companies and other businesses operating within the industrial park.
The proposed development has a projected gross development value of $3bn, highlighting its expected scale and potential contribution to industrial and commercial activities in Ogun State and the wider Nigerian economy.
